Privacy
Policy
Effective date: January 1, 2026 · Last revised: January 2026
1. Who We Are
This Privacy Policy is issued by HEO PROPERTY DAVID DR LLC ("HEO Property", "we", "us", or "our"), a limited liability company with its office at 23865 David Dr, Unit 103, North Olmsted, OH 44070, United States. This website, located at www.heoprope.shop, was developed and is maintained by HEO PROPE (the "Developer") on behalf of the company.
This Policy explains what personal information we collect when you visit our website or contact the desk, how we use it, the limited circumstances in which we share it, and the rights you may exercise. By using the website you accept the practices described here.
Quick summary. We collect only what you file with us (contact details, property information, and your message) plus standard technical logs. We do not run advertising trackers, sell data, or profile visitors.
2. Information We Collect
2.1 Information you provide
- Work order and contact data. When you email us or submit the work-order form, we receive your name, email address, property or company name (if provided), the wing you select, and the content of your message.
- Engagement data. If an inquiry becomes a management, appraisal, escrow, listing, fiduciary, or consulting engagement, we may collect ownership records, lease files, financial statements, and correspondence required for the scoped work — under a separate written agreement with its own confidentiality terms.
2.2 Information collected automatically
- Server logs. Our hosting provider (Google Firebase) records standard request logs: IP address, browser type, device identifiers, referring pages, and timestamps.
- No tracking cookies. This website does not set advertising or analytics cookies. We do not use analytics pixels or fingerprinting.
3. How We Use Information
- To read and respond to your work orders and messages;
- To assign the appropriate wing or desk to your matter;
- To perform obligations under an executed management or services agreement;
- To comply with legal, tax, fiduciary, and record-keeping requirements applicable to property, escrow, and appraisal work;
- To maintain the security and availability of the website;
- To enforce our Terms of Service and protect our legal rights.
We process personal data only where we have a lawful basis — your request (pre-contractual steps), contract performance, legal obligation, or our legitimate interest in operating and securing a professional services website.
4. How We Share Information
We do not sell, rent, or trade personal information. We share data only in these circumstances:
- Service providers. Hosting (Google Firebase / Google Cloud) and domain services (Spaceship) process data solely to operate the site under their own agreements.
- Matter staff and counterparties. Managers, vendors, appraisers, escrow holders, and specialists assigned to your matter, limited to what the engagement requires.
- Legal compulsion. Where disclosure is required by law, regulation, subpoena, court order, or fiduciary duty, or is necessary to protect the rights, property, or safety of the company, its clients, or others.
- Business transfer. In connection with a merger, reorganization, or sale of assets, subject to the acquirer honoring this Policy.
5. Data Retention
Work orders and correspondence are retained for up to three (3) years unless a longer period is required by law or an active engagement. Engagement records — including escrow files, appraisal work files, and management ledgers — are retained for the period required by the applicable agreement and Ohio record-keeping rules. When retention ends, records are deleted or irreversibly anonymized.
6. Data Security
We apply administrative, technical, and physical safeguards appropriate to a professional property office: access limited to personnel who need it, encrypted transport (HTTPS/TLS) for all site traffic, provider-level infrastructure security through Google Cloud, and no public-facing databases on this website. No method of transmission or storage is perfectly secure; if you believe a communication with us has been compromised, contact the desk immediately using the details in Section 11.
7. Your Rights
Depending on your jurisdiction (including Ohio, other U.S. state privacy laws, and the GDPR/UK GDPR where applicable), you may have rights to:
- Access the personal information we hold about you;
- Correct inaccurate or incomplete information;
- Request deletion of information we no longer need;
- Object to or restrict certain processing;
- Receive a portable copy of information you provided;
- Withdraw consent where processing relies on consent;
- Lodge a complaint with a supervisory authority.
To exercise any right, write to lauren.bishop@heoprope.shop. We respond within 30 days and may verify your identity first. We do not discriminate against anyone for exercising privacy rights.
8. Children's Privacy
The website and our services are directed to adults and property owners, not children. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted information to us, contact the desk and we will delete it promptly.
9. International Transfers
The website is hosted on Google Cloud infrastructure which may be located in the United States or other jurisdictions. By using the site you understand that your information may be processed where our providers operate, subject to the safeguards described above and the providers' own data-processing terms.
10. Changes to This Policy
We may revise this Policy from time to time. The revised version takes effect when posted on this page with an updated revision date. Material changes will be noted prominently for a reasonable period before taking effect.
