The desk behind
the directory.
A property company is a promise kept at street level — mail delivered, calls returned, statements that balance. This is the desk that keeps it.

HEO PROPERTY DAVID DR LLC is an Ohio company headquartered at 23865 David Dr, Unit 103, in North Olmsted — west of Cleveland, between the lake and the airport.
The practice holds forty-five plates across two wings and a desk: fourteen residential and fourteen commercial management services on the wings, seventeen valuation and transaction services — appraisal, escrow, listing, landman, fiduciary, consulting, and asset management — at Desk 3.
How the building
is run.
Named, not numbered
Every managed property sits on the directory under its own plate with a named manager. Owners call a person; tenants call the desk.
The ledger balances
Rent in, vendors paid, reserves held — every plate reports monthly with numbers an owner can actually read.
Doors stay answered
Maintenance requests, escrow deadlines, board notices — the desk works a weekly circuit and nothing sits unread.

Most property companies end at the lease. Ours runs the corridor: Wing N handles the homes — apartments, condominiums, cooperatives, and vacation properties; Wing S handles the commerce — commercial and nonresidential real estate.
Desk 3 handles what the wings eventually need: an appraisal before the sale, escrow during it, a listing to market it, landman and fiduciary services when ownership gets complicated.

We operate in two wings: property management (residential and commercial, including condominium, cooperative, and resort/vacation assets) and transaction services (appraisal, escrow, listing, landman, fiduciary, consulting, and asset management). Forty-five registered services across both.
Both. A single condominium association gets the same directory treatment as a multi-building commercial portfolio — a named plate, a named manager, and a monthly statement.
Management engagements are quoted per asset after a desk review — typically a monthly fee tied to unit count and service scope. Appraisal, escrow, listing, and fiduciary work is quoted per transaction. Nothing is billed without a written scope.
Management rounds are concentrated in Cuyahoga County and the west Cleveland suburbs. Appraisal, escrow, landman, and consulting services travel — reach us to discuss coverage.
Our registered scope covers listing services, escrow, fiduciary, consulting, and asset management alongside management and appraisal — but does not include acting as a buyer's or seller's sales agent. Regulated services are performed within applicable Ohio licensing requirements.
